Les Austin is Pensacola
Florida's Home Buying Expert |

Welcome to NorthWest Florida, the home of the world's whitest and most
beautiful beaches.
Les and his family first moved to Florida in 1983. He grew up in
Worthington, Minnesota, graduated with a Bachelor of Architecture and a
Masters in Planning from Kansas University, and received a MBA from Harvard
Business School. Les received his Broker's License in Real Estate in North
Carolina in 1974. He was licensed in Florida in 1983, and is a licensed
Broker in five states.
Over the past 25 years, he has been involved in all phases of Real Estate,
Building and Development. During this period of time he has been a top
executive in the home building and real estate industry. With this extensive
background he is uniquely qualified to be a Buyer's Agent and represent you
in the purchase of your new home.
He understands the differences among builders and what they offer and can
help you compare those differences and make a more informed buying decision.
A Note From Les:
As a Buyer's Agent I represent only you. My job is to listen to your
requirements and "wish list" of the features you would like in your new
home. I will then search to find those unique attributes in a community and
a home that match your preferences. I am very familiar with the NorthWest
Florida area, having been a key executive with a major builder. There are
many differences among the builders in this area when it comes to price,
value, designs, features, financing, plans and quality.
In addition, as a member of the Multiple Listing Service, I have access to
existing homes available that also might meet your particular needs. I
guarantee that when we work together, you will feel that you are spending
your valuable time wisely. And the best part is that my time and expense
cost you nothing ? all commissions are paid by the builders and/or sellers.
I look forward to meeting you in the near future. Please free to contact me
at any time.

We are a real estate company here in Pensacola that specializes in helping
BUYERS as "EXCLUSIVE BUYER'S AGENTS". Our total loyalty is to you, the
BUYER. We never take any listings, because we know " you can never serve two
Masters". We sign a "Single Agency Agreement" required by Florida for
Exclusive Buyer's Agents. We never offer a "Transactional Agency agreement"
as most Realtors do calling themselves a Buyers Agent. 'You can't have
partial loyalty, an agent either works for you or works for someone else.'
(Consumer Reports) We work hard to negotiate and get you the best deal
possible on your new home! And, it does not cost you any more to be
represented by us. We are normally paid a commission out of the Seller's
proceeds. You can also check out available homes in our MLS system
from our site.

Trust Relocation Network Woman's Day Magazine Suggests you call Buyer's
Trust Real Estate
"Get a broker on your side. In most states, real-estate agents
work for the seller, not the buyer. This means that the agent wants to
get the seller the best price possible. Using a buyer's broker, who has
your best interest in mind, may help you shave thousands off a home's purchase
price, mortgage or various other costs, and there is no fee to the consumer."
Woman's Day suggests to find a buyer's broker, you should call one of the
many referral services across the country such as Buyer's Trust -
