 Having been in the construction and real estate development industry in CT for over 25 years, the principals at Buyer's Trust Commercial Funding  realized early on that conventional banks can not lend what is really needed for most development projects.  BTCL can make it happen and fills the void.

 BTCL specializes in real estate acquisition and development, sometimes referred to as “opportunity real estate.”  These properties are the most difficult to get proper financing as there typically is little or no cash flow.  Often times the borrower, who in many cases is a builder, has poor credit but a great reputation and track record.  The property may be encumbered with some environmental or physical challenges.

 Typically, a bank will lend 50% of land cost or appraised value whichever is lower.  No consideration can be given to the potential of the property unless it is approved or in some cases, if sales have been made to determine its market value.  This falls far short of what a borrower really needs to make a project happen.

BTCL uses it vast experience in opportunity real estate to assist the borrower in achieving their development goals by providing just the right structure to get the deal done.  It may involve creative means but if the project “has legs” we can get the job done.

 FEES AND COMPENSATION

LCCI uses an extensive network of lenders appropriate for the specific project and receives compensation from the proceeds of the loan when successfully transacted.  Under normal circumstances there are no up front fees charged to the applicant.
