Agent Designation for Buyer's Trust Relocation Network Agent Affiliate Type/Designation - to properly communicate with our customers regarding the Realtor® who we have requested assist them, we have several designations in our customer management system used by our network of Realtors. The designations are: Exclusive Buyer's Agent - this designation is only for those agents who do not represent the seller and never take listings. And, their real estate organization is an Exclusive Buyer Agency with the broker of record being an Exclusive Buyer Broker. Buyer's Agent/Single Agency Representation - choose this designation only if you do not represent the seller and never take listings. And, your real estate organization has designated you as their buyer's agent, only representing the buyer in a real estate transaction. Commercial Agent - this designation is used for Realtors who may represent both the seller and buyer in the same transaction, and may have their own commercial listings. Dual Agent - this designation is used for Realtors who may represent both the seller and buyer in the same transaction, and may have their own listings. We do encourage those of you are in this designation group to represent only the buyer whenever possible. Single Agent (used in the state of Florida and elsewhere): As described in 2003 Florida Statutes, Chapter 475 Real Estate Brokers, Salespersons, Schools, and Appraisers, " (k) "Single agent" means a broker who represents, as a fiduciary, either the buyer or seller but not both in the same transaction." Transaction Broker (used in the state of Florida and elsewhere): As described in Senate Bill sb2238er, “…“Transaction broker” means a broker who provides limited representation to a buyer, a seller, or both, in a real estate transaction, but does not represent either in a fiduciary capacity or as a single agent. In a transaction broker relationship, a buyer or seller is not responsible for the acts of a licensee. Additionally, the parties to a real estate transaction are giving up their rights to the undivided loyalty of a licensee. This aspect of limited representation allows a licensee to facilitate a real estate transaction by assisting both the buyer and the seller, but a licensee will not work to represent one party to the detriment of the other party when acting as a transaction broker to both parties.” Customer referrals from Buyer's Trust Relocation Network have typically sought us out because of their expressed interest in working with a buyer's agent.
